Northern Management
has specialized in efficiently and effectively managing residential
housing projects since July of 1989. We understand that in order
to fully realize the profitability of today's real estate market,
it is vital that a management company has the expertise, innovation,
motivation and the ability to produce positive results. Northern
Management has the experience to preserve and enhance the value
of your real estate assets. We measure our success by the "bottom
line" that we bring to our investors. Following is a brief
scenario of what to expect from Northern Management.
Marketing
& Leasing:
Like any company, our objective is to be 100% occupied at all times.
Our professional leasing department will coordinate the advertising,
which includes both print and state-of-the-art web page exposure,
prepare the home for showings, set up the showings, show the house
and take and process the application. We thoroughly screen all applicants
for past rental references, employment and verify income, run a
credit and/or criminal check and then approve or deny the application.
The project would be responsible for the advertising costs and rent
up fees.
Rental
Payments:
We are aggressive in the collection of rent, both current and delinquent.
Our policy is to have zero delinquencies by the 20th of the month
or have the house vacated so we may rent it for the 1st of the next
month. We make telephone calls to the house, place of occupants
employment or make personal visits to the house, if necessary, to
collect the rent.
Maintenance:
We take a proactive approach to preventative maintenance. We have
a team of qualified technicians who are trained to identify and
correct minor repairs before they become major repairs. We also
have a broad selection of independent contractors to handle the
more sophisticated repairs or to utilize for a cost efficient repair.
All residents will be made aware of our maintenance procedure and
Awho to call@ for problems. There is a maintenance technician on
call 24 hours a day. We strive to complete all work orders called
in the same day or within 24 hours if it is a low priority problem.
There are no up front service charges for dispatching our maintenance
division and the service work is billed in 1/10th of an hour increments.
Monthly
Inspections: At a minimum, our staff will complete an
inspection of the property on a monthly basis. Interior inspections
are also completed as needed. Our maintenance technicians also assist
in monitoring the property.
Management:
When we take over the management of your property, we will notify
all residents of the management change, deal with any tenant relations
and/or problems, coordinate turnovers and handle the day- to- day
operations of your house. Day to day operations on a house would
include: periodically checking the cleanliness of the home and the
yard; making sure that the lawn care is up to date; that snow removal
has been performed; and that the residents are happy with the house.
We will furnish an operating report to you of all financial transactions
that occurred during the calendar month proceeding by the fifteenth
of the month. These reports can be adjusted or customized upon request
of the owner.
Operating
Report: Our month cut is on the 20th. We compile all
the pertinent accounting information on your rental and bundle it
up in an easy to read operating report. All the bills are paid,
receivables are accounted for and the checkbook is balanced. You
will receive this report by the 15th of the following month.
